Brandywine Homes, an infill developer in Southern California, closed 95 homes, opened four new communities and sold out in four communities in Southern California for total annual revenue of $66 million in 2019. The home builder plans to open four new communities throughout Orange and Los Angeles counties in 2020.

“With our continued focus on moderately priced homes in under-served locations, Brandywine Homes wrapped up another solid year in 2019,” said Dave Barisic, principal in charge of sales and marketing at Brandywine Homes. “In 2020, we look to continue this trend and aim to grow both revenues and closings.”

In 2019, Brandywine opened Saddle Creek, 28 detached homes in San Dimas; Candlewood Villas, 53 golf course-view townhomes in Whittier; Oliva, 25 three-story townhomes in Duarte; and Treviso, 23 luxury townhomes in Anaheim.

Brandywine’s 2019 sold-out projects are as follows: Newbury, 15 estate homes in Yorba Linda; Bradbury, 45 detached homes in La Puente; Riverdale, 131 detached homes in Long Beach; and Palmera, 23 luxury townhomes in Baldwin Park.

A high frequency of residential, industrial and retail projects have cemented Long Beach as a city undergoing considerable development, according to local construction executives. While construction firms oversee and facilitate many of these projects, they often solicit the work of contracting firms, whether they specialize in design or physical building, to complete these citywide developments.

The Business Journal contacted general contractors and construction firms to learn about current and past Long Beach projects and the history of their companies.

Based in Irvine at 16580 Aston St., Brandywine Homes was founded in 1994 by Jim Barisic with the purpose of building family developments in the region, according to Melissa Reese, the firm’s director of sales and marketing. The company has 30 employees.

In Long Beach, the firm developed the Riverdale community, a neighborhood of 131 single-family-detached homes that was completed in 2018 at 4747 Daisy Ave. “Brandywine specializes in infill communities, which means they develop underutilized pieces of land in existing communities,” Reese said. “Most of the time, it is an asset of the neighborhood. It improves the neighborhood and increases the value of the home.” She said the community sold all its homes as of this August.

Adjacent to the Riverdale community is David Molina Park, 4951 Oregon Ave. Reese said Brandywine developed the park as part of an agreement with the city to complement the neighborhood. “Of all the communities, I felt like Brandywine and that community had such a strong bond and contribution to one another,” she said. “It was one of my best experiences ever in developing a community.”

She said Brandywine Homes is working on various developments in Carson, although she indicated that the firm hopes to develop a future community again in Long Beach.

Homebuilders faced a tale of two markets in 2018: strong demand in the first half of the year downgrading to a slowdown in latter months, challenging Orange County homebuilders both public and private.

But not Irvine-based Brandywine Homes, which posted its best year yet.

The privately held Southern California infill specialist exploited strong market conditions to close 161 homes—the most in the company’s 25-year history.

“The sales pace in the first half of 2018 was so great we were able to speed up production of those homes,” said Dave Barisic, vice president of sales and marketing and son of founder Jim Barisic.

The family-owned firm had $125 million in revenue last year—more than double the $60 million a year before and a surge that earned Brandywine a spot—No. 100—on the Business Journal’s annual list of private companies for the first time ever.

An infill property in Anaheim will be home to 22, three-story townhomes in a community called Treviso.

Irvine-based Brandywine Homes broke ground recently on 1.29 acres at 3315 Lincoln Ave. Model construction in the gated community is due to start this month with plans to open this summer, the company said.

The Spanish-style Treviso townhomes will run from 1,608 to 2,240 square feet. Amenities will include energy-efficient tankless water heaters, recessed lighting, double-strength glass windows, and communication and networking systems.

Prices are estimated to start in the mid-500,000s, a Brandywine representative said.

Irvine-based developer Brandywine Homes has announced plans to construct a mixed-use townhome project at 14733 Badillo Street in Baldwin Park.

The development, called Palmera, will consist of 23 single-family dwellings, as well as the reuse of the historic Vineland Substation No. 21, a former facility used by the Pacific Electric Railway.

KTGY Architecture + Planning is designing the project, which will consist of three-story structures offering a mix of two-, three-, and four-bedroom floor plans.  They will be priced starting in the mid-$400,000s.

The Vineland Substation, which was built in the early 1900s and abandoned in the 1950s, will offer 1,452 square feet of retail space.  A tenant has not been announced for the building.

Construction of Palmera is expected to be complete in 2020.

The project site is located a short distance from the Baldwin Park commuter rail station, which is served by Metrolink’s San Bernardino Line.

An Irvine-based builder is bringing 23 townhomes to Baldwin Park with prices starting at $459,900.

Brandywine Homes has begun selling Palmera, built on 1.5 acres at 14799 W. Badillo St. near the Baldwin Park Metro station and Baldwin Park High School.

The townhomes, with 1,242 to 1,737 square feet of living space offer up to four bedrooms and four bathrooms and range in price from $459,990 to $509,990. Brandywine says that’s the lowest-cost new construction residences in the area.

“As demand continues to outstrip housing supply in the San Gabriel Valley, this beautiful, family-friendly community with home prices below the median in California couldn’t be opening at a better time,” said Dave Barisic of Brandywine.

Local house hunters have the largest number of options in years, as supplies of homes for sale — new and existing — soared in 2018. Many Southern California developers, as a result, have been cutting new-home prices.

Brandywine, a specialist in smaller “in-fill” projects in established communities, is coming off a record-setting 2018 in which is sold 167 homes, up 50 percent-plus vs. 2017.

Last year Brandywine opened three new-home communities: Newbury (15 estate homes in Yorba Linda); Corsica (17 townhomes in Buena Park); and Bradbury (45 detached homes in La Puente).
