Cardiff Glen’s architecturally distinctive community features 26 homes on estate-sized lots on 16 acres in Cardiff-by-the-Sea that borders a protected wetlands habitat. This coastal enclave in North San Diego County is located on the desirable west side of Interstate 5 and features spacious, one- and two-story homes from 3,000 to 3,800 square feet on lots of 12,000+ square feet.

Completed

It took six years from the day the project went into escrows until the day it was closed in 2002.

Key Challenge

The entitlement process on this environmentally sensitive project was complex due to its proximity to the coast, inter-agency involvement – including the California Coastal Commission – and active homeowners nearby who initially were opposed to new development. Brandywine worked with both agencies and neighbors, eventually bringing everyone on board through a collaborative process.

Background

Farmers in the area started a nursery on the site in 1936 that was still active when Brandywine purchased the property. The scenic Rossini Creek bisects the property and runs all the way to the Pacific Ocean, creating a natural sanctuary for birds and native wildlife.

Results

Brandywine Homes created a one-of-a-kind community straddling a riparian wetland area that became the centerpiece of the neighborhood. To protect this natural environment, the builder erected rustic stone and rough-hewn timber bridges over the stream, and planted additional native trees, shrubs and plants to expand the wetland area.
